Harbour Home Inspections undertake an impartial, comprehensive visual inspection, assessing all aspects of the dwelling, including the subfloor, roof and ceiling cavity. Particular attention is paid to all high risk water ingress areas including the roof and flashings, cladding, joinery, deck and bathrooms. The plumbing and electrics are also inspected. Specialist investigative equipment is used including the latest non-invasive moisture testing meter.
All inspections are conducted by myself and usually commence at 9am. The real estate agent usually provides access to the dwelling but the vendor can also provide access if required. The detailed onsite investigative phase normally takes between an 1-3/4 and 2 hours but is often longer, depending on the size and complexity of the dwelling. Digital photos are taken of all areas of concern. The information is assessed to allow for a verbal briefing and recommendation to be made to the purchaser about midday. An onsite briefing at the end of the inspection phase is also available on request. The detailed completed building inspection report is emailed to the purchaser before 5pm that day.
